Wellington House is in Nornalup, 10km east of Walpole and a 10-minute drive from the major South Coast tourist drawcard, the Treetop Walk in the Valley of the Giants. It was run by previous owners as a B&B, and all the necessary accoutrements come with the property.

The property, which adjoins the Walpole-Nornalup National Park, is just a few minutes’ drive from the beach on a 4WD track; and the spectacular Frankland River, flowing into the Nornalup Inlet, is nearby.

The property is a garden-lover’s paradise, and has been opened to the public under Australia’s Open Garden Scheme. About 2 hectares (five acres) are reticulated from a bore, so the grounds look lush and green all year.

There are several walking trails through the bushland on the property, where the dominant trees are karri and peppermint. There is an all-season marron-stocked lake, besides which is a gazebo.

There is potential to develop more marron ponds on the property due to several wetland areas.

Soil types range from sand to karri loam and peat.

An established orchard produces oranges, lemons, mandarins, apples, avocados, apricots, peaches, nectarines, plums, pomegranates, cherries, macadamias and mulberries.

Bird life abounds, with blue wrens and crimson rosellas among the permanent species.

The north-facing house has a solar panel array, three big water tanks, NBN satellite internet and satellite TV.

There are five bedrooms, four with en suites. If run as a B&B, four of the bedrooms would be available for guests, three with en suites and one with access to a private bathroom.

The owner’s bedroom and private lounge is separate from the guests’ area. However, if you are planning to keep the house private, the lounge can serve as a study or home office.

The reception, dining and kitchen area are in one huge open area with a vaulted clerestory roof, which floods the area with northern light.

The kitchen bay window overlooks the rose garden, and the huge benchtop is perfect for preparing breakfasts or catering for friends.

The home has reverse-cycle air-conditioning and there are fans in all bedrooms. The lounge has a slow-combustion, fan-boosted wood heater with a long flue, making it very efficient at heating the open-plan area. You will never have to buy firewood, as the grounds have abundant timber.

A state-of-the-art heat pump provides eco-efficient and economical hot water.

Outbuildings include a carport, powered garage, powered railway carriage-cum-store, wood shed, big powered shed containing workbenches, open shed for boat/trailer etc and a smaller shed containing a 6kVA generator set and workbench.
